Fix & flip loans are short-term, interest only payment loans, with term lengths from 6 to 24 months.  Rates range from 8% to 15%.  Terms are typically 90% of purchase and up to 100% of rehab (90% LTC) not to exceed 75% of ARV.  Bad or no credit is ok and no experience is required.

DSCR stands for debt service coverage ratio, essentially income divided by expenses.  These loans are long-term loans meant for rental properties.  They fully amortized loans with rates starting around 7.5%.  Approval is based on property cashflow and typically require 6 months of seasoning.  The minimum credit score is 660.
